Well-presented homes in this band — especially in Wentzville, O'Fallon MO, and St. Charles proper — still routinely sell within a week. $300,000 to $450,000: the sweet spot

This is the band where the most volume happens in St. Charles County, and it is selling reliably this spring. Newer construction, mid-sized family homes, and well-maintained subdivisions in this range continue to draw strong activity. The trick at this price point is presentation — buyers in this band have meaningful choice, so the homes that show best and price right are the ones moving in days. Homes that need updating sit longer.

$450,000 to $650,000: rewarding the prepared

This price band is where the difference between prepared and unprepared sellers shows up most clearly. Homes that have been thoughtfully staged, professionally photographed, and priced precisely are still finding strong buyers. Homes priced 5% over the market are sitting and reducing. Buyers in this band are doing real math, and they are not chasing.

$650,000 to $900,000: more selective

The upper-mid price band has gotten more selective. The buyer pool here is smaller, and they are looking carefully. Lake Saint Louis and parts of O'Fallon and Cottleville continue to draw activity, but expect a longer marketing window than the under-$450,000 segments. Pricing precision and serious prep work matter more here than they did two years ago.

$900,000 and above: real negotiating room

The upper end of St. Charles County has clearly cooled. Days on market are longer, price reductions are more frequent, and inspection negotiations are landing more in buyers' favor. If you are buying in this band, you have leverage you have not had in several years. If you are selling, the playbook is preparation, accurate pricing, and patience.
